Development Management

The key to a successful project is to identify the highest and best use for your property prior to an investment. Our team can help you plan and strategize on the best use, site selection, and design concepts. Once a project concept is identified, Pugh assembles a team of the best local experts, then creates a project timeline and budget. We utilize the initial project schedule and budget to drive the project forward and deliver on expected investment returns.

Partnership Opportunities

We partner with select investment funds, family offices and private investors on industrial, mixed-use and multifamily development projects. Our ability to perform early phase site redevelopment analysis in-house creates value for our investment partners. Our experience and deep industry relationships allow us to gain access to off-market deals, optimize financing, and unlock new opportunities. Our Process: The 4 P’s of Real Estate Development

Principles

During this phase we work to understand client priorities, to get to know the client, and identify the investment mandate. Then, we generate a set of concepts to begin a conversation.

After reviewing these concepts, an iterative loop of strategies and feedback occurs. That process includes zoning analysis, design concepts and financial analysis. At the end of this phase a strategy is selected and we move to the next phase, Plans + Approvals.

 

Professional Construction Management

Construction management is a crucial component in the development process. To start we establish an agreed on process for managing the construction phase. Typically we provide written progress reports to keep investors informed and involve them in key decision making milestones.

Pugh manages contractor selection and contract negotiation. Throughout construction we manage the general contractor. Before completion, we assist with the selection of a property management team.

Plans + Approvals

After the selection of a development concept, we assemble the consultant team for the project. This includes an architect, civil engineer, and legal counsel for approvals and community outreach. Pugh manages this group to produce a timeline and set of project deliverables.

Pugh manages all the approvals for the project. This involves coordinating design, community outreach, and legal counsel. Once all approvals are in place, the project can move to the Professional Construction Management phase.

 

Property + Asset Management

The selection of a property manager can determine the overall success of a project. Whether the tenants are families or businesses, each property manager must know their customers. Experienced property management team members create value and goodwill with your tenants and the community.
